GN26-20 Residential Tenancies - The Renters' Rights Act
The Renters' Rights Act 2025 (the Act) was passed on 27 October 2025 but will be implemented in stages. This guidance note is specifically aimed at private landlords and the changes they will face on 1 May 2026. On this date there will be an automatic transition of current Assured Shorthold Tenancies (AST) into Assured Periodic Tenancies (APT). No more ASTs can be created and section 21 ‘no-fault/notice-only’ evictions will be abolished.
