Knowing where you stand

Knowing where you stand as a landowner is vital says the Country Land & Business Association (CLA) at this year's Spring Festival at Builth Wells

Whether you own a single acre or 1,000 acres you need to know what your rights and responsibilities are for everything that happens on your land.

There are many challenges with owning any amount of land such as:

Does the public have rights over your land?
Can my land be compulsorily purchased?
Do utilities have rights over my land?
What if I have a river on my land?
What about my tenants?
Who can use the common land that came with the property?
Are there any restrictions on what I can keep or grow?
Does my land hold a single farm payment entitlement?
Do I qualify for any grants?
What about insurance for my property?

And many many more!

The CLA has had experience with all of the above and lots more. In fact there's nothing they haven't heard about that involves land or running a rural business.

"Dreams can be so easily shattered when you find out that your land isn't quite what you thought," says CLA Wales Director Ben Underwood.

"Everyone's land is individual and can be extremely complex to manage depending on where it is, what it is next to and the continually changing regulations surrounding it," says Underwood, pointing out that unfortunately many of these do not materialise until after you have already bought the land. What is reassuring is that the CLA has plenty of experience and has the appropriate people ready to help answer any of your questions.
